A Modern Office Building Gets A Second Act

While much of the conversation around office-to-multifamily conversions has focused on repurposing historic buildings, office properties of newer vintages also offer viable opportunities for transformation. We pitched this angle to REjournals, sharing Taylor Johnson client BKV Group’s recent work as the design partner for the redevelopment of Landmark Tower in downtown St. Paul, Minn. Built in 1983 as a 25-story office building then called Amhoist Tower, the property experienced decades of underuse amid shifts in office demand. REjournals profiled the project, with BKV Group Partner Michael Krych discussing why the building made for a successful conversion — from its footprint and unique stepping, which allowed BKV Group to carve out unit floor plans with distinctive layouts and views, to its inclusion on the National Register of Historic Places as an example of late 20th-century modernist architecture, which unlocked the use of federal and state historic tax credits that were instrumental to its financing.
